The Regus Group Completes Deal to Occupy 20,000 Foot Business Center in Manassas, Virginia

-

The new Manassas business center offers Regus clients the competitive rental rates of Prince William County, easy access to major highways, and proximity to Washington D.C.

DALLAS, Sept. 27 /PRNewswire-FirstCall/ — The Regus Group (LSE: RGU), the world’s largest provider of fully furnished and equipped offices with 950 locations in 70 countries, today announced that it has signed a lease agreement to open a new center in Manassas, Virginia. The 20,000 square foot center will include 82 offices, 149 workstations, two conference rooms, and one videoconferencing studio. The landlord for the project is Battlefield Overlook Two Associates, LLC and the term of the lease is 129 months. Grubb & Ellis Company represented Regus in the transaction.

The new Regus business center will be located at 10432 Balls Ford Road in the Battlefield Overlook office building. Battlefield Overlook is a Class A building that offers easy access to Interstates 95 and 66 as well as the Metrorail stations and the Virginia Railway Express. The facility is also within 20 minutes of Dulles International Airport.

“Office demand in Prince William County continues to increase because of its proximity to Washington D.C. and the competitive rental rates the area offers compared to surrounding counties,” said Michael Berretta, Vice President of Business Development for Regus.

“This location is attractive to us for a number of other reasons including the rapid growth of the nearby Innovation at Prince William Technology Park. The office park currently houses a number of large biotechnology and pharmaceutical companies and will soon be home to a new 200,000 square foot FBI facility. Our center provides the perfect location for companies of all sizes who do business with these entities,” added Berretta.

John Lane, owner and landlord of Battlefield Overlook Two commented, “Regus’ international reputation provides instant name recognition to tenants looking for office space with services. Their business center will be an incubator for small businesses who can grow in the building plus we now have the ability to immediately accommodate larger companies who win contracts and don’t have office space. Regus brings us the means to capitalize on transactions of all sizes, which is a win/win/win for the market, tenants and the building.”

Susan Sonley, Vice President, Grubb and Ellis and a seventeen-year real estate industry veteran said, “The western Prince William and Manassas market has long needed plug and play office space for both commuters and major employers. Historically, office suites on commuter routes have been a home run. Regus wisely recognized the opportunity to capitalize on Battlefield Overlook’s fantastic I-66 visibility and location on a heavily traveled interstate in addition to the need for their services in this market.”

Regus offers its clients a number of benefits including: the freedom to grow, downsize, or expand their business to another geographic location with minimal disruption; simple, one-page contracts; one, fixed monthly price, that includes everything they need to run their business; state-of-the-art IT; and a global network of more than 950 locations that allow members unlimited access to Regus business lounges worldwide.
